Most people don’t know too much about the roof above their head. They know it’s there, but they don’t pay much attention to it unless something goes wrong and suddenly water is coming into their house from the stormy clouds above!
How can you determine if you need a new roof or only a roof repair?
If your roof is near or over 20-years-old, there’s a good chance it has reached the end of its natural lifespan and it’s time for a new roof. Otherwise, if the roof is fairly “young,” then you might just want to go with having repairs done.
When would it make sense to have repair work done on a roof? If there are just 3 or 4 missing shingles, or you’ve got cracks in the flashing, have Arko Exteriors make repairs. Also, if you notice cracks on the roof’s edges or in/on gutters, get repairs done. Check to see if this work is covered by a warranty.
When does it make sense to get a new roof installed? If the roof is really old (more than 20-years-old in most cases) and it’s sagging, then it’s time. Also, if the roof is retaining water and you’ve got water seeping into the house, that’s a sign you need a new roof. If and when a ton of shingles are missing, or the roof is totally covered in moss/mildew, get the roof replaced. You might also notice a spike in utility bills, which indicates your roof is no longer efficient like it once was.
